Tax Deed Stamps Massachusetts – An Expense Most Sellers don't consider

After working as a Realtor in the Back Bay for 10 years, I have experienced that most first time sellers do not know about Tax Deed Stamps.

If you have never sold a Massachusetts home before you may also not even realize it exists. This tax on selling a home is known as the Massachusetts tax stamps. In Boston Massachusetts the tax stamp equals $4.56 per thousand dollars of the sales price of the home.

Example: $1,000,000 (sale price). $4.56 X 1,000 = $4,560 (Paid by the seller at the closing).

How is the Transfer Tax Paid?

Ah have no fear, you trusted closing attorney will collect the tax owed (also shown on your HUD Settlement Statement) and pay the tax when they record the deed. In Boston the registry of deeds is located at 24 New Chardon St, Boston, MA 02114
